I'm a local co-host who moved back to the Outer Banks where I grew up, along with my husband, a retired Master Gunnery Sgt and our two daughters, after living around the country wherever the Marine Corps sent us. My desire is to ensure you have the best vacation you deserve. My rentals are cleaned to the highest standards, I communicate with you constantly to ensure all your requests are met and I provide all of my guests with a luxury beach brochure to help you navigate all there is to see and do in the surrounding areas. My goal is to have you want to come back year after year to build upon your memories with your family and friends in your favorite place. I look forward to making sure your getaway is truly a vacation.

House Rules
1. Must be at least 25 years old to book this property.
2. A vacation rental agreement must be completed and signed and a copy of a valid government ID matching name of primary renter must be submitted within 24 hours of booking to confirm your reservation. See vacation rental agreement for more detailed list of house rules.
3. Smoking anything in any form is NOT allowed. Any damage done to home in reference to smoking of any sort will forfeit damage deposit and guest will be billed for excess damage.
4. Unit is privately owned; Owner is not responsible for any accidents, injuries or illness that occurs while on premises or its facilities. Owner is not responsible for loss of personal belongings or valuables of Guest. By accepting this reservation, it is agreed that all guests are expressly assuming risk of any harm arising from their use of the premises or others whom they invite to use the premise.
5. Absolutely NO PARTIES allowed. Failure to follow this rule could lead to immediate termination of your rental with no refund. Out of respect for our neighbors, this house is not suitable for any events or parties. Additional cleaning fee and damage fee as necessary will be charged.
6. PETS ARE NOT ALLOWED. There are many rentals that allow pets. If you are unable to leave your pet home, another rental would be best. If it is determined that pets have been on-premises, additional cleaning will be required and charged to the guest at a rate of $150 per hour for additional cleaning and $280 per hour for carpet and/or upholstery cleaning.
7. Parking: Parking is limited to the driveway only with a maximum of 4 vehicles.
8. Guest is required to keep the property and all furnishings in good order.
9. Guest is to only use appliances for their intended use. If Guest has any questions on these, ask.
10. Storms: If there is a storm or named hurricane, no refunds will be given. IT IS HIGHLY RECOMMENDED THAT TRIP INSURANCE BE PURCHASED BY THE GUEST from https://insuremytrip.com. If a mandatory evacuation order is issued, guests will be asked by local government to leave premises at such time mandatory evacuation is set to take place. If said mandatory evacuation is lifted and guest have time remaining on rental before next guest arrives, guest may reoccupy said premises. If owner must check property for damages, guest shall allow access. Owner is unable to accommodate requests to return at another time.
11. A refundable security deposit is required with this booking. Guest agrees to all House rules and understands security deposit can/will be used for infractions of the house rules.

Cancellation Policy
CANCELLATION MUST BE SUBMITTED IN WRITING. In case of cancellation, no refund of rents paid will be made until the period is re-rented and confirmed. If the period is re-rented at the same rate as the original lease of the original Guest, all monies paid are refunded less expenses incurred and $100 processing fee. However, if the rental rate is negotiated to a lower rate or rented for a lesser time period, the original Guest will only be refunded the lower (or lesser) rental amount as Owners are to receive the full amount of the original lease. Every effort will be made to re-rent the property at the full amount. If final payment is not received by due date Owner believes Guest has cancelled their reservation and will make all attempts to rebook the property upon these original terms.
